Cracks in a crown are common, especially after years of heat, weather exposure, and movement. Even a small crack can allow water into the brickwork below. Repointing deteriorated mortar and replacing damaged brick should come before applying a water repellent. Avoid coating a chimney with ordinary paint or a heavy, non-breathable sealer in an effort to stop a leak. Those products can hold moisture in the brick and cause more deterioration over time. The chimney needs to shed outside water while allowing normal moisture vapor to escape.

What you can check safely from the ground

You do not need to climb on the roof to gather useful information. After a rain, inspect the fireplace for drips, damp ash, rust, or water marks. Look at the exterior chimney from the ground for missing cap parts, cracked brick, dark moisture staining, loose mortar, or visible gaps around the flashing.

Inside the home, note whether stains are directly above the fireplace, beside it, or on a nearby ceiling. Take clear photos and make note of the weather conditions when the leak occurred. Caulk may temporarily reduce a drip, but it can also hide the real issue while water continues traveling behind the masonry or roof materials. A thorough inspection identifies the water path and explains which repairs are necessary now versus which maintenance items should be monitored.
